About Us

Originally founded in 1996, Alan V. Vaughan & Associates was reestablished in 2012 to offer real estate investment, project management, asset acquisition, strategic planning, financing advice, and policy development services to corporate and government clients.

From 2002 to 2012, Alan Vaughan held the position of Vice President, Business Development with publicly traded Northern Property Real Estate Investment Trust (NPR). During his tenure with NPR, Alan acquired more than $750m+ of income producing properties, representing some 1,200+ seniors units, 5,300+ residential rental units, 340+ hotel rooms/executive suites and 700,000+ sq. ft. of commercial space. Acquisitions ranged from $1m to $150m+ and were typically $2m to $20m in size.

Alan has conducted in-depth market and property assessments in every province and territory of Canada, and has written offers for properties in Newfoundland, Nova Scotia, Manitoba, Saskatchewan, Alberta, British Columbia, Northwest Territories and Nunavut. He also managed the divestment of properties, including the successful and profitable $160m divestment of a six building, Alberta- and B.C.-based seniors portfolio. Alanís real estate investment savviness was instrumental in NPRís enviable REIT payout ratio that was regularly 80% or less, and in the companyís 300% growth in share price from $10 in 2002 to $30+ at the end of 2012.

Prior to joining NPR, Alan had more than 20 years of management and consulting experience in government and business with a focus on business development, financing, and business and real estate acquisitions. This included the founding of Arctic Financial Ltd., a subsidiary of Pacific & Western Trust Corporation, to provide operating lines, debentures, mortgage and capital lease financing to governments, boards and agencies throughout the Northwest Territories and Nunavut.

Key Accomplishments

  • During 2013, assisted clients in getting $160m of properties under contract (750+ seniors rental units, and 380+ multi family units). Also led the search for $10m of mortgage financing for seniors properties, and $34m for a municipal infrastructure project
  • Purchased in excess of $750m+ of multi-family, seniors, office, and warehouse rental properties, primarily in secondary and tertiary markets in BC, Alberta, Northwest Territories, Nunavut, and Newfoundland and Labrador, for Northern Property Real Estate Investment Trust (NPR) (2003 - 2012)
  • Managed the successful divestment of a 6-building Alberta- and B.C.-based 1,000+ bed seniors portfolio (2012)
  • Established an Arctic $75m+ municipal and real estate based lending portfolio for a northern start up lending corporation (1997 - 2002)
  • Set up and operated Alan V. Vaughan & Associates Ltd, which provided consulting services to a range of businesses and public agencies across the Canadian Arctic (1996 - 2002)
  • Held a key advisory role to a client for drafting a successful proposal for Design-Build-Lease services to the GN, in response to an RFP for a community health centre. It is noted that this led to the signing of the first P3 development and lease agreements in Nunavut and the NWT. Also arranged for the financing for this development (Late 1990ís)
  • Drafted and gained regulatory approval for an Offering Memorandum that resulted in $22m of lower cost offshore capital becoming available for financing NWT businesses (Aurora Fund II - 1997)
  • President and C.E.O. of the Northwest Territories Development Corporation, and President of all of the Boards of Directors of businesses in which the Development Corporation had a majority share (1992 - 1996)
  • Assistant Deputy Minister, Economic Development & Tourism, Government of the Northwest Territories (1986 - 1992)
  • Responsible for the design, development and operation of the award winning Northwest Territories pavilion at EXPO '86 (1985 - 1986)
